Fresh Start: A Tale of Two Markets & Personal Growth

Growth • Fun • Community

Yes, you read that right - fun! It might seem surprising to prioritize something so playful, but why shouldn't joy have a seat at the table of our intentions? It kept bubbling up in my mind, and I've decided to embrace it fully.

I'm curious - what words are guiding your 2024?

Now, let's talk real estate. The 2023-2024 market tells an interesting story, particularly in Northern Westchester and Fairfield County. Here's what the numbers are showing us:

Northern Westchester Spotlight:

Mount Kisco emerged as a standout performer with a 20.6% jump in median sales price to $415,000
Pound Ridge saw a remarkable 71.7% surge to $1,892,500
Bedford experienced a significant shift with a -35.5% change to $1,222,500
Katonah-Lewisboro remained relatively stable at $977,500 (-1.8%)

The inventory story is equally compelling - areas with fewer homes for sale saw values climb even higher, while those maintaining steady inventory held their ground.

Fairfield County's Journey:

The market showed resilience with:

A modest 5.8% increase in median list prices
A healthy 7.4% rise in median sale prices
Nearly stable new listing numbers (-0.7%)
A 10.4% decrease in total sales

A special note about Ridgefield and Redding: These unique markets dance to their own rhythm, often charting their own course independent of broader trends.

Want to dive deeper into your specific area? I'd love to schedule a call and break down the numbers that matter most to you.
Here's to making 2025 our most extraordinary year yet! ✨

Tired of crowded parks being your only "nature"? Exhausted from cross-city treks for weekend activities? Craving genuine peace beyond the city hustle? It might be time to look NORTH. The dream many New Yorkers chase seems impossible: genuine connection with nature without sacrificing urban amenities. We love the energy, opportunities, and excitement of Manhattan, but at what cost to our wellbeing? As someone who helps city dwellers find their perfect home in Fairfield and Westchester Counties, I've witnessed countless transformations as people discover they can truly have it all – the accessibility of NYC with the breathing room of northern suburbs.

So you've finally reached your breaking point with NYC living? The astronomical rent, the crowded subway cars, the symphony of car horns outside your window at 3 AM... we get it. The good news? The New York suburbs offer the perfect solution for city dwellers craving more space without sacrificing the urban amenities you've come to love.

After seeing next to nothing on in February, it is nice to see some new inventory flowing. Those looking in the Katonah- Lewisboro District or Bedford Central District are going to need to be prepared for bidding wars. The inventory just isn’t there. I have been blessed to have some listings on, but the chaos has been real. The biggest thing- the list price is not going to be the final price most of the time. In fact, high demand areas are going 10-20% above their list price. Don’t let it stress you out- just get in with me early so we can have a plan! In non real estate news… I am getting excited for spring. Who is thinking of a garden this year? It is almost time to get the party started. I recently cleared out a few of my vegetable garden boxes, but am leaving some alone- along with leaves and plants alone in case little critters are using it for warmth or hiding. Want a garden, but don’t know where to start? Start small- I love herbs, lettuce, micro greens and radishes- they never fail me. If a flower cutting garden is more your thing- check out Sweet Earth Co. for a great cutting garden course. Events coming up: Mount Kisco Food Pantry Community Table Event, April 24 The Meadows TICKETS Hopes Door Thursday, May 8 Mamaroneck Beach Club TICKETS Garden Party in Pound Ridge- details TBD, but save the date June 30 6:30pm
