Go green

and go home

Hey, I'm Jess.

My knowledge is your power.

My interest in real estate stems from a lifetime spent around construction and home renovation. I view real estate through a broader lens, focusing on its impact on people and communities.

Leveraging my upbringing as a contractor's daughter, extensive experience in real estate investment, and a background in sustainability (formerly a LEED AP with the United States Green Building Council), I aim to provide you with comprehensive insights to guide your decisions.

Originally from Utah, my journey has led me to the East Coast, where I've become enamored with the communities north of New York City. My venture into real estate was driven by a desire to make a difference. As a current NAR's Green Realtor, I integrate my expertise in sustainability and construction into the field, ensuring you understand what attracts buyers, the true essence of your investment, and how to optimize your expenses.

The complexities of real estate can be overwhelming, especially for those balancing family life and careers. As someone who navigates these challenges daily, I'm here to simplify the process and support you in achieving your real estate aspirations.

MY Philosophy

Going green doesn't have to be overwhelming or expensive, and is certainly not an all or nothing thing. Sometimes going green can be hard (moms are feeling me here) but making small, simple changes still helps the environment and your wallet! Start SIMPLE and small, with projects that won't break the bank: utilizing solar landscape lights, putting all your lights on a timer, or switching to LED.  Going green shouldn't disrupt your life, it should enhance it. You don't have to sacrifice style or lots of money to get started.

I had several questions about the NAR Ruling last month, but the most prevalent was— WHEN? It looks like things are getting sorted out now, and we expect a roll out to occur in July. I anticipate the change to impact the fall market. I don’t know HOW yet either. We will know more in July. Real Estate is still moving slowly, in large part to the low inventory levels. The Fed is planning on doing at least one more cut this year (but cuts won’t be as significant as previously thought and will occur much later in the year). President Biden discussed a package during the State of the Union, that is currently in Congress that could ease the burden on buyers and sellers in the form of tax credits. This proposal would put restrictions on Hedge Funds to buy up real estate, and would give new home buyers a 10K Tax credit (in addition to the tax ride offs home buying already provides). A 10K tax credit would also be available for homeowners who sell their starter homes to jump into a bigger home. This could bring an interesting shift to the market— especially in light of the NARS ruling. It is only in initial phases, and would have to pass Congress and then the Senate. I will keep you updated on anything I hear! If you are around THIS SUNDAY, April 21 I will be a vender at Bedford 2030’s Earth Day Festival. I will be talking about TREES. Their energy saving benefits, and their ability to help sell your home. I will also have little projects for the kids to take home. I hope to see you! I have attached the vendor list below. Please know, that Sweet Earth Co, will be joining me at my table! Hope to see you!! I also have the following events coming up, so SAVE THE DATES: May 21: Sustainable Outdoor Space, Yellow Studio with Sweet Earth Co. June 8: Co- Chairing the Westchester Land Trust Gala with Jennifer Wege (Northern Westchester Moms). Joining us as an Honorary Chair is Martha Stewart. Snag your tickets!

In the bustling Westchester, NY real estate market, making your home stand out to potential buyers is key. One effective strategy that I, as your local real estate expert, always recommend is the thoughtful combination of decluttering and incorporating elements of nature into your home's decor. These steps not only enhance the aesthetic appeal of your property but also create an inviting atmosphere that can significantly speed up the selling process.
